Office market: bottom seems to have been reached

As part of an online press conference on the office real estate market, speakers Tobias Dichtl, Co-Head of Market Intelligence & Foresight at Colliers, Felix Meyen, Managing Director of HIH Invest, and Jens Hogekamp, Managing Director of Becken Development GmbH, gave an outlook on further developments in the second half of 2024 and looked back on the first half of the year. In the first half of 2024, there were virtually no major transactions on the investment market for office properties.

Becken and HanseMerkur Grundvermögen complete Munich office project "Fabrik Office" on schedule

Becken, a specialist in project development, revitalization, asset and investment management of commercial and residential properties, and HanseMerkur Grundvermögen have completed the new "Fabrik Office" project in Munich on schedule. The property at Steinerstrasse 11, on the corner of Tölzer Strasse 1, was built as part of an equal joint venture between Becken and HanseMerkur Grundvermögen (HMG). In March, around 55 percent of the rental space was handed over to the tenants Nano Temper and Ramboll. The technology and service provider Computacenter will move into around 2,550 square meters of office space on the first floor and second floor from August 2024.

Becken lets to Mitsui Chemicals in its Düsseldorf office project "CURVE"

Becken, a specialist in project development, revitalization, asset and investment management for commercial and residential properties, has achieved another letting success for its Düsseldorf office project development "CURVE". The Japanese chemicals group Mitsui Chemicals Europe GmbH has leased around 1,400 square meters on the fourth floor of the six-storey office building in Helmholtzstrasse near Düsseldorf's main railway station. The lease was concluded for a long-term term and begins at the end of 2024.

The Hamburg real estate market in 2024: residential market under great pressure, logistics properties more popular than offices

The Hamburg real estate market will remain under pressure in 2024, but is still in robust shape. On a ten-year average, total transaction activity in the first quarter of 2024 is down by around 58%. Industrial and logistics properties dominate the transaction market and are currently the strongest asset class. By contrast, there were no major lettings on the office market in the first quarter. Investors and tenants are generally looking for smaller office spaces - while rents are rising at the same time. In the current market environment, banks are considerably more reluctant to provide real estate financing and are demanding more collateral and ESG compliance for the properties to be financed.

Becken leases 2,550 square meters to Computacenter in the "Fabrik Office" office project in Munich

Becken, a specialist in project development, revitalization, asset and investment management of commercial and residential properties, has signed a further long-term ten-year lease agreement with Computacenter AG & Co. oHG for the "Fabrik Office" project development in Munich. The project is the result of an equal joint venture between Becken and HanseMerkur Grundvermögen (HMG). The technology and service provider Computacenter, headquartered in Hatfield, UK, will occupy around 2,550 square meters of office space on the first floor and second floor from August 2024.

Becken celebrates topping-out ceremony for "CURVE" office building in Düsseldorf city center

The building is scheduled to be ready for occupancy at the end of 2024.

Revitalized existing Becken building becomes INDUSTRIA's new headquarters

INDUSTRIA, the investment manager specializing in residential real estate, is relocating within Frankfurt to a revitalized existing building owned by the Becken Group. The recently concluded lease agreement is a green lease with a term of ten years. The move is expected to take place in the first half of 2024. The design by OLIV Architekten sets an urban accent on the corner of Steinerstrasse and Tölzer Strasse.

Becken buys existing property in Berlin-Lichtenberg

At the end of March, Dominik Tenhumberg resigned from his position as Managing Director of Becken Development GmbH at his own request and, in agreement with Dieter Becken, left the Becken Group to pursue new challenges. The Hamburg real estate market in 2023: Office remains solid, but residential faces major challenges

The long-lasting real estate boom of the past twelve years is over - in Hamburg as well as throughout Germany. Rising interest rates, high inflation, disrupted supply chains and increasing sustainability requirements pose enormous challenges for the real estate sector. Many market participants are unsettled, investors are becoming more risk averse and financiers are acting more cautiously. Nevertheless, the Hamburg office market is in robust shape. Becken grows significantly in 2021 and plans to continue its nationwide expansion this year

The real estate and investment company Becken is continuing its Germany-wide expansion course and has reached one of the most significant milestones in the company's history by acquiring a majority stake in the residential real estate asset manager INDUSTRIA WOHNEN.
