Becken hosted a break-and-create event in Stuttgart-Feuerbach: launch of the new "Linc" technology campus

Hamburg / Stuttgart, 02.06.2022. Becken, a specialist in project development, revitalization, asset and investment management for commercial and residential properties, invited guests to the construction site of the future "Linc" Technology Campus in Stuttgart's Feuerbach district on 1 June. Under the motto Break-and-Create, the project developer's event offered plenty of information and entertainment, including live graffiti painting, food trucks and DJ music.
The event, at which the plans for the new construction project were presented, marks the start of construction work. Becken acquired the approximately 10,000 square meter construction site at the corner of Kruppstrasse 2 and Siemensstrasse in November 2019. Work on the site will begin these days with the demolition of the previous owner's old factory buildings. The demolition work is expected to take four to five months. Becken will then build a state-of-the-art technology campus on the site. A total of 23,800 square meters of rental space will be created. Civil engineering work for the new building is set to begin in the first quarter of 2023. Completion is planned for the end of 2025. Becken estimates the project volume at 140 million euros.
Dominik Tenhumberg, Managing Director of Becken Development GmbH and developer of the project, said: "The 'Linc' sees itself as a green building with green leases. It offers space for up-and-coming technology companies as well as established companies and SMEs whose aim is to reduce theircarbon footprint. High-tech companies, for example from the life sciences sector with a focus on sustainable research, will find ideal working conditions here." Becken wants to build a technology campus where the development of ideas in the areas of the Internet of Things, biotechnology and electromobility will be driven forward. The "Linc" is part of a new generation of buildings offering multifunctional spaces for changing working environments and innovative forms of production. Tenhumberg continued: "The protected brand name 'Linc' symbolizes our new real estate concept, in which we combine four forward-looking features. The L stands for Light Industry, the I for Innovation Hub, the N for New Work and the C for Collaboration Space."
Innovative space mix for changing work and production requirements
The seven-storey "Linc" is being built as a multi-tenant building with varying room depths and different floor heights in order to serve a wide range of user interests. The Stuttgart-based architecture and interior design firm Blocher Partners planned the Technology Campus. In addition to modern, open office space for team and individual work, future tenants will also have rooms for creative and workshop work. Furthermore, specially equipped research and production areas will be created for technology-intensive uses. This includes hybrid spaces with a higher load-bearing capacity, greater room height and increased air exchange.
Sustainable building concept with digital infrastructure
Becken is aiming for certification from the German Sustainable Building Council (DGNB Gold) for the "Linc". In addition, the property's digital connectivity is to be certified by Wiredscore with a platinum award. The construction of the "Linc" will also take into account the ideas of the circular economy in the construction sector, with the aim of reducing the building'sCO2 footprint. Olaf Drossert, Managing Director of Becken Estates GmbH and responsible for letting the Technology Campus, explained: "With the sustainable building concept, we are setting an important example that will be of great interest to future tenants in the Linc." The climate-friendly building features of the "Linc" include, for example, a photovoltaic system and new green spaces on the previously completely sealed site. In addition, green roofs will ensure greater biodiversity, the absorption ofCO2 and the reduction of particulate matter. The transport links to the "Linc" are also excellent in terms of sustainability. The Feuerbach train station with the Stuttgart S-Bahn is only a hundred meters away. Olaf Drossert said: "The Technology Campus will also focus on recreation for employees. There will be spacious inner courtyards and accessible roof terraces with a high quality of stay."
