Becken leases 5,000 square meters to Ramboll in the Munich construction project
"Fabrik Office"

  • The engineering, architecture and consulting company with Danish roots unites its Munich locations
  • Long-term tenancy agreement concluded for ten years
  • Use of the entire fourth and fifth floor
  • Completion planned for the first quarter of 2024

Hamburg / Munich, 13.07.2023 - Becken, a specialist in project development, revitalization, asset and investment management of commercial and residential real estate, has signed a long-term ten-year lease agreement with Ramboll for the "Fabrik Office" project development, for which it has entered into an equal joint venture with HanseMerkur Grundvermögen (HMG). The engineering, architecture and management consultancy with a focus on projects that drive sustainable change in the energy and mobility sectors, among others, will fully occupy the fourth and fifth floors, including the surrounding roof terrace, with around 5,000 square meters of rental space after completion in the first quarter of 2024. The lease agreement includes the use of the space for the subsidiary, Henning Larsen Architects, which will be represented in the property as an independent brand.

The space provides room for future growth, enables flexible working and offers a wide range of opportunities for meetings, workshops and informal exchanges."

Jens Hogekamp, Managing Director of Becken Development GmbH, says: "The property meets the users' high requirements for sustainability and New Work with its above-average property quality, coupled with sustainable construction. And at a reasonable price level. This makes the "Fabrik" the right product for the current market phase."

Olaf Drossert, Managing Director of Becken Estates, explains: "We were impressed by the numerous features that are important for tenants. These include, for example, the bicycle elevator to the basement with changing rooms and showers, as well as the e-charging stations in the form of wall boxes for e-bikes and e-cars." Tenants benefit from a communal roof terrace on the sixth floor. Unrestricted cell phone reception is also guaranteed throughout the building. Drossert continues: "We are currently in talks with other potential tenants for the approximately 9,000 square meters that are still vacant." In 2022, Becken announced the letting of around 7,000 square meters of rental space to NanoTemper Technologies GmbH, the market leader for biophysical analysis devices & software.

The Mittersendling S-Bahn station and Obersendling U-Bahn station are around five minutes' walk away. The seven-storey office building includes a two-storey underground car park with 184 parking spaces. DGNB Gold certification and Cradle to Cradle certification are being sought for the "Fabrik Office". The project has already received WiredScore Gold certification. Oliv Architekten are acting as architects. The general contractor is Leonhard Weiss GmbH.

Becken is responsible for the operational project development as well as the letting and marketing of the "Fabrik Office". HanseMerkur Grundvermögen AG is participating in the financing of the project via the HMG Finanzierungsfonds II (mezzanine loan) and the HMG Beteiligungsfonds I. The debt financing of the project is provided by pbb Deutsche Pfandbriefbank.
