Becken leases 700 square meters to FRAMOS on a long-term basis in the new "Fabrik Office" office building in Munich
- The global image processing specialist rents 726 square meters on the sixth floor with a 360-degree view over Munich
- Long-term tenancy agreement concluded for ten years
- Occupancy rate rises to around 75 percent
Hamburg / Munich, 20.08.2024 - - Becken, a specialist in project development, revitalization, asset and investment management for commercial and residential properties, has achieved another letting success for its new "Fabrik Office" office building in Munich. A long-term ten-year lease has been signed with global image processing specialist FRAMOS GmbH for the 726 square meters on the sixth floor. Real estate agency IGENUS brokered the lease. The "Fabrik Office", which was completed in spring, was built as part of the equal joint venture with HanseMerkur Grundvermögen (HMG).
Olaf Drossert, Managing Director of Becken Estates, explains: "The rental space with a spacious roof terrace is located on our exclusive top floor, on the sixth floor, and offers a 360-degree panoramic view over the whole of Munich as far as the Alps. FRAMOS is expected to move into the 'Fabrik Office' at the end of the year." This will bring the occupancy rate of the "Fabrik Office" to around 75 percent. "Promising talks are already taking place with other potential users for the remaining space of around 5,500 square meters," Drossert continues.

The tenant was particularly impressed by the quality of the building and the high sustainability standards, which are evidenced by DGNB Gold certification and the Efficiency House 40 building class. In addition, the property has an excellent quality digital infrastructure (WiredScore Gold certification). Another decision criterion for the user was the central location with excellent public transport connections and proximity to the main railway station.

Becken is responsible for the operational project development as well as the letting and marketing of the "Fabrik Office". HanseMerkur Grundvermögen AG is participating in the financing of the project via the HMG Finanzierungsfonds II (mezzanine loan) and the HMG Beteiligungsfonds I. The debt financing of the project is provided by pbb Deutsche Pfandbriefbank.
