Becken reports successful repositioning and full
occupancy for the office campus "Area 5.0" at Deelbögenkamp in Hamburg
- Repositioning of the modern office campus "Area 5.0" has been successful about one year after the acquisition
- TA Triumph-Adler takes over the last larger unit of around 4,100 square metres of office space and relocates headquarters from Norderstedt to Hamburg

Hamburg, April 23, 2020: The real estate company Becken, a specialist for the development and realization as well as long-term asset and investment management of commercial and residential real estate, has secured a lease for a larger office unit at Deelbögenkamp 4 for the Hamburg office ensemble "Area 5.0", thus reporting full occupancy for a total of around 30,000 square meters of lettable space, 29,000 square meters of which are for office use.
TA Triumph-Adler GmbH has concluded a rental agreement for around 4,100 square metres of office space for a term of ten years. The specialist for document management systems announced that its headquarters would be relocated from Norderstedt to Hamburg and moved to "Area 5.0". Savills acted as a full-service consultant during the placement process. Olaf Drossert, Managing Director of Becken Estates GmbH and responsible for the letting result, says: "We succeeded in persuading TA Triumph-Adler to move from Norderstedt to Hamburg because the 'Area 5.0' offer is convincing in every respect compared to other properties".
In August 2019, the Norddeutscher Rundfunk, with around 2,200 square meters, and Dussmann Service Deutschland GmbH, with a catering concept and more than 500 square meters of rental space, had already moved into "Area 5.0". The old and new main tenant, the freenet Group with the joint venture Jestoro, was able to remain an existing tenant in "Area 5.0" for the long term by expanding the space to around 10,000 square meters. A total of ten companies use the building ensemble, which consists of five structures with five floors each.
The approximately 17,000 square metre plot is located in the Alsterdorf district of Hamburg-Nord. The "Area 5.0" has very good transport connections and a direct waterfront location on the Alster river. The nearby Lattenkamp underground station is only a few minutes' walk away. Jens Hogekamp, Managing Director of Becken Asset Management, says: "With the full letting, we have created an extremely attractive investment property. The professional refurbishment of this attractive building ensemble, the good tenant structure and the positive development environment will contribute to stable earnings over the next few years".
Becken had initiated the repositioning of the multi-tenant complex following the purchase of the building ensemble in December 2018. The five buildings, built in 1993, had an occupancy rate of 63 percent and were gradually converted into a sustainable, modern and fully let office campus with open-space character. A lounge and catering facilities, which are available to all neighbouring companies, form a new, attractive additional offer in "Area 5.0".
In the future, company employees will also be able to use parking spaces for CarSharing and StadtRad, as well as enjoy the subsequent upgrading of the recreational areas on the site. Becken has also already had the digital infrastructure of the existing buildings, which are around 30 years old, modernised to the latest state of the art. The "Area 5.0" was awarded a gold Wired Score certificate for this, thus demonstrating its future viability and high level of Internet connectivity. Becken will complete the remaining construction measures, the redesign of the underground car park and the installation of a guidance system this year.
