Becken reports successful repositioning and full occupancy
for the "Area 5.0" office campus on Deelbögenkamp in Hamburg

Hamburg, April 23, 2020 : The real estate company Becken, a specialist in the development, realization and long-term asset and investment management of commercial and residential properties, has signed a lease for a larger office unit in the Hamburg office ensemble "Area 5.0" at Deelbögenkamp 4 and thus announces full occupancy for a total of around 30,000 square meters of lettable space, 29,000 square meters of which are for office use.

TA Triumph-Adler GmbH has signed a ten-year lease for around 4,100 square meters of office space. The specialist for document management systems announced that it would be relocating its headquarters from Norderstedt to Hamburg and moving to "Area 5.0". Savills acted as full advisor during the brokerage process. Olaf Drossert, Managing Director of Becken Estates GmbH and responsible for the letting result, says: "We succeeded in convincing TA Triumph-Adler to relocate from Norderstedt to Hamburg because the offer of 'Area 5.0' is convincing in every respect compared to other properties."

In August 2019, Norddeutscher Rundfunk, with around 2,200 square meters of space, and Dussmann Service Deutschland GmbH, with a catering concept and more than 500 square meters of rental space, moved into Area 5.0. The old and new main tenant, the freenet Group with its joint venture Jestoro, has been retained as an existing tenant in "Area 5.0" on a long-term basis with an expansion of space to around 10,000 square meters. A total of ten companies use the building ensemble, which consists of five structures with five storeys each.

The approximately 17,000 square meter property is located in the Alsterdorf district of Hamburg-Nord. The "Area 5.0" has excellent transport connections and a direct waterfront location on the Alster river. The nearby Lattenkamp subway station is just a few minutes' walk away. Jens Hogekamp, Managing Director of Becken Asset Management, says: "With full occupancy, we have created an extremely attractive investment property. The professional refurbishment of this attractive building ensemble, the good tenant structure and the positive development environment will help to generate stable income over the coming years."

Becken initiated the repositioning of the multi-tenant complex following the purchase of the building ensemble in December 2018. The five buildings from 1993 had an occupancy rate of 63% and were gradually converted into a sustainable, modern and fully let office campus with an open-space character. A lounge and catering facilities, which are available to all neighboring companies, form a new, attractive additional offering in "Area 5.0".

In future, company employees will also be able to use parking spaces for car-sharing and city bikes and enjoy the upgraded recreational areas on the site. Becken has also already modernized the digital infrastructure of the existing buildings, which are around 30 years old, with state-of-the-art technology. The "Area 5.0" received a Wired Score Gold certificate for this, proving its future viability and high internet connectivity. Becken will complete the remaining structural measures, the redesign of the underground car park and the installation of a wayfinding system this year.
