Becken celebrates pre-opening for new office building "Lincoln Offices II" in Abraham-Lincoln-Park in Wiesbaden

Hamburg / Wiesbaden, 09.06.2022. Becken, a specialist in project development, revitalization, asset and investment management for commercial and residential real estate, celebrated the completion of the "Lincoln Offices II" office building in Wiesbaden's Abraham Lincoln Park yesterday afternoon at a pre-opening ceremony. The Lord Mayor of the state capital of Wiesbaden, Gert-Uwe Mende, praised the office building as a forward-looking new building that also places great emphasis on sustainability. "I am delighted that this construction project could be realized so quickly in cooperation between the city and the client despite its size. I would like to take this opportunity to thank everyone involved."
On the approximately 13,000 square meter site at Abraham-Lincoln-Park 3, Becken has erected a new H-shaped office building with a basement, five upper floors and a staggered floor in skeleton construction over a construction period of two and a half years and completed it on time. The innovative office building offers a total of 18,500 square meters of rentable floor space, for which Becken signed a sole tenancy agreement with the state of Hesse in April 2019. Becken sold the fully let project development to a special fund of DIC Asset AG as part of a forward deal following the completion of the shell in December 2020. In the immediate vicinity, at Abraham-Lincoln-Park 5, Becken had previously built its new office building "Lincoln Offices I" for the headquarters of AXA Insurance Group. The project was sold to HanseMerkur Grundvermögen AG in October 2018, which incorporated the office property into one of its open-ended real estate special funds.
Dieter Becken, Managing Partner of Becken Holding GmbH, said at the pre-opening: "We are right on schedule with the completion of 'Lincoln Offices II', despite the restrictions imposed by the coronavirus pandemic. We owe this to the many years of excellent cooperation with our partners." With "Lincoln Offices II", Becken is already building the fourth new project for DIC Asset AG. Four office buildings have already been realized in the past three years with the general contractor Dreßler Bau GmbH from Aschaffenburg. Becken continued: "Our cooperation is a win-win situation for all partners and gives us great pleasure."
Pioneering new building standards realized
During the pre-opening of the "Lincoln Offices II", project developer Becken provided information on the various new building standards of the innovative office building. The upper floors contain flexible office space with a mixture of open-plan areas and individual offices, some of which allow office workers to choose their own space. Olaf Drossert, Managing Director of Becken Estates GmbH, explained some of the features: "A barrier-free concept has been implemented in all rental spaces. This includes wheelchair-accessible entrances and exits, a high-contrast design and a tactile building guidance system with Braille." Each floor has just under 3,000 square meters of usable space. The office zones are located in the wings of the building, while the central building provides space for meetings and so-called work cafés with a combination of work and café atmosphere. A bistro will be operated on the first floor on around 300 square meters. The invitingly designed catering area includes a service counter for an additional offer around the clock, seven days a week. In addition to the catering area, three roof terraces on the sixth floor are available for breaks and relaxation times for a total of around 730 office employees. The building has 373 parking spaces in the underground car park and in the outdoor areas, 14 of which have electric charging stations.
"In terms of technology, 'Lincoln Offices II' boasts increased sound insulation thanks to acoustic ceiling sails in all office spaces and meeting rooms," said Olaf Drossert, Managing Director of Becken Estates GmbH. A high IT security standard is also one of the features. Various options were used on site to improve the sustainable management of the building in particular. For example, part of the building mass is used to regulate the temperature via concrete core activation of the reinforced concrete ceilings, and the central ventilation system is also temperature-controlled. The external sun protection on twelve sides of the façade is automatically controlled by so-called wind monitors. Drossert emphasized: "A photovoltaic system on the roof supplies electricity for the building's own use. Surpluses can be fed into the grid. This means that users benefit directly from lower consumption costs and a climate-friendly, CO2-reducing, self-sufficient building." Accordingly, Becken is aiming to be awarded a DGNB certificate in gold by the German Sustainable Building Council (DGNB)." The plans for the "Lincoln Offices II" were drawn up by Düsseldorf architects Structurelab.
