Becken leases 2,550 square meters to Computacenter in the "Fabrik Office" office project in Munich

  • Long-term tenancy agreement concluded for ten years
  • In addition, space is rented for a data center on the 1st floor
  • Completion scheduled for March 2024

Hamburg / Munich, January 22, 2024 - Becken, a specialist in project development, revitalization, asset and investment management of commercial and residential real estate, has signed a further long-term ten-year lease agreement with Computacenter AG & Co. oHG for the "Fabrik Office" project development in Munich. The project is the result of an equal joint venture between Becken and HanseMerkur Grundvermögen (HMG). The technology and service provider Computacenter, headquartered in Hatfield, UK, will occupy around 2,550 square meters of office space on the first floor and second floor from August 2024. The lease also includes the use of a 140 square meter data center on the first basement floor. The real estate agency NAI Apollo acted as broker.

Jens Hogekamp, Managing Director of Becken Development GmbH, says: "Computacenter is moving its location from the east of Munich to Obersendling by renting the 'Fabrik Office'. The future user was particularly impressed by the high quality of the digital infrastructure, the high-quality building fittings and sustainability standards." Hogekamp adds: "The user's exclusive terrace on the second floor, the communal roof terrace on the sixth floor and the barista bar in the lobby are further attractive features in addition to the high-quality architecture and important factors on the home stretch to full occupancy of the property, which has so far attracted tenants from a wide range of sectors." In addition, the "Fabrik Office" has a bicycle elevator to the basement and changing rooms and showers located there, as well as e-charging stations as wall boxes for e-bikes and e-cars.

Olaf Drossert, Managing Director of Becken Estates, says: "With the current letting success, the occupancy rate of the Fabrik Office has risen to 70 percent. We are already holding promising talks with other potential users for the remaining vacant space of around 6,600 square meters. Completion is scheduled for March 2024."

Helga Tölle, Regional Manager of Facility Management Germany at Computacenter, emphasizes: "As a leading, independent technology and service provider, we were impressed by the professional overall package of the property. From the architecture, the sustainability concept and the competent handling of the rental agreement to the idea of shared use of high-quality space by all tenants. This gives our employees the opportunity to identify with the entire building. In our spaces, we will implement hybrid working in a modern office landscape. We are convinced that the attractiveness of the overall concept will make our new location a new center of attraction in Munich for customers and employees."

The Mittersendling S-Bahn station and Obersendling U-Bahn station are around five minutes' walk away. The seven-storey office building includes a two-storey underground car park with 184 parking spaces. DGNB Gold certification and Cradle to Cradle certification are being sought for the "Fabrik Office", which is being built as an Efficiency Building 40. The project has already received WiredScore Gold certification. Oliv Architekten are acting as architects. The general contractor is Leonhard Weiss GmbH.

Becken is responsible for the operational project development as well as the letting and marketing of the "Fabrik Office". HanseMerkur Grundvermögen AG is participating in the financing of the project via the HMG Finanzierungsfonds II (mezzanine loan) and the HMG Beteiligungsfonds I. The debt financing of the project is provided by pbb Deutsche Pfandbriefbank.
