Becken celebrates topping-out ceremony for Munich residential quarter "Hoch der Isar"

Hamburg / Munich, 29.04.2022 - Becken, a specialist in project development, revitalization, asset and investment management for commercial and residential properties, celebrated the traditional topping-out ceremony at the "Hoch der Isar" construction site in the Au-Haidhausen district of Munich on Thursday afternoon. Guest of honor at the topping-out ceremony and representative of the City of Munich was Clemens Baumgärtner, Head of the Department of Labor and Economic Affairs of the City of Munich, who addressed the guests. The hoisting of the topping-out crown at Hochstrasse 75 now marks the next milestone in the development of the residential quarter on Nockherberg. Becken has been building a total of 15,160 square meters of living space on an 8,550 square meter plot in the east of Munich since March 2020. 185 condominiums are spread across 13 prestigious residential buildings. Completion is scheduled for the turn of the year 2022/2023. Becken estimates the projected investment volume at 270 million euros.

Dieter Becken, Managing Partner of Becken Holding GmbH, said in his speech at the topping-out ceremony: "We are building a residential quarter in Munich that will develop its own identity with its 13 different facades and structures. 'Hoch der Isar' will impress with its high-quality and durable building materials and comprehensive service concept." Becken continues: "The new buildings will radiate a very pleasant living atmosphere."

The client thanked the municipal committees, in particular the City of Munich's Design Advisory Board, for their excellent cooperation. "It is a great pleasure to build in Munich," said Dieter Becken. His company intends to realize further project developments in the state capital.
The developer is very satisfied with the sales results of "Hoch der Isar" to date. 83 percent of the condominiums have already been sold. "That is a strong sales result at the time of the topping-out ceremony," said Dieter Becken.

Residential quarter relies on the diversity of the building ensemble
Clemens Baumgärtner, Head of the Department of Labor and Economic Affairs of the City of Munich, said: "The client's idea of building a quarter with different residential buildings here is the right concept. 'Hoch der Isar' will benefit from its heterogeneity in the new urban quarter on the former Paulaner site." In order to promote the diversity of the building ensemble with its different facades, building heights, structures and floor plans, Becken commissioned three architectural firms. Sampling for the approximately 500-metre-long façade section took place in August 2021 and was positively assessed by the City of Munich's design advisory board and the head of Munich's urban planning department, Michael Hardi. Heico Zirkel, managing partner of the general contractor Gustav Epple Bauunternehmung GmbH, said: "The finishing work on the four to eight-storey residential buildings is progressing according to plan."

Upscale quality of living for all age groups and stages of life
Becken focuses on the different living needs in the various stages of life in its housing mix. The one- and two-bedroom apartments are aimed at single households with younger and older residents. Units with up to four rooms are available for multi-person households and families with children. The 185 units are divided equally between larger and smaller apartments. With this mix of apartments, Becken is targeting people of all age groups and aims to create a lively mix in the new residential quarter. The apartment sizes range from 28 to 235 square meters. The apartments are due to be handed over to buyers in February and March 2023.

Other possible uses of "Hoch der Isar" include an underground parking garage with charging facilities for electric vehicles. There are also two communal roof terraces and a green inner courtyard. "The open spaces have a very high quality of stay and will invite people to linger in the neighborhood," emphasized Dieter Becken. The "Hoch der Isar" service concept includes a central lobby with concierge services, a fitness area and a hobby and bicycle workshop. There will be a neighborhood app for the digital networking of the neighborhood and online booking of services."

The "Hoch der Isar" residential quarter is part of the overall Nockherberg development plan. The total area of 150,000 square meters with 14,000 square meters of public green space is located east of the Isar between Regerstrasse, Hochstrasse and Eiswerk. Residents will benefit from the construction of a new streetcar stop on Regerstrasse. When "Hoch der Isar" is completed in early 2023, five crèches and five daycare centers will be available in the surrounding area.
