Third letting success for Becken in Ring-Center III - Woolworth takes over 2,400 square meters
- Around 2,400 square meters on the 1st floor let to Woolworth
- Handover of the rental space to Woolworth planned for Q4 2025
- 75 percent of vacant space let
Berlin, 16.06.2025. Becken, a specialist in project development, revitalization, asset and investment management for commercial and residential real estate, has leased around 2,400 square metres on the second floor of Ring-Center III in Berlin-Lichtenberg to Woolworth GmbH. The handover of the rental space to the retailer is scheduled for the 4th quarter of 2025.
"With Woolworth, we are gaining an established retailer that ideally complements the urban mix of uses of the revitalized Ring-Center III. The lease underlines the attractiveness of the location - both in terms of its frequency and its transport links," says Roland Köppe, authorized signatory and Berlin branch manager of Becken Development GmbH. "The long-term lease to the growth-oriented local retailer is another important step on our way to a diverse use of the location."
The decisive factors in Woolworth's decision were the direct location next to the Frankfurter Allee S-Bahn and U-Bahn station and the synergies with the REWE store on the first floor. Woolworth's space will have direct access to the center and will be a useful addition to the Ring-Center III offering.

Back in March, Becken announced the long-term letting of around 2,500 square meters each to REWE on the first floor and to the fitness provider aGym in the basement. With Woolworth's lease, three floors of Ring-Center III are now occupied on a long-term basis, meaning that 75 percent of the vacant space is now occupied.
The conversion work to repurpose the previously monostructured areas is still on schedule. As part of the revitalization, the escalators were removed and the open ceiling areas resulting from the previous use were completely closed. The areas have now been completely cleared out and structurally prepared for future multiple use. Adjustments are currently being made to the fire protection and technical building equipment (TGA) before the individual tenant fit-out begins in the near future.
Since the departure of Galeria Karstadt Kaufhof following the group's insolvency, Becken has been working on revitalizing the former department store location on Frankfurter Allee. The real estate company is pursuing a multi-tenant approach in which the floors, each with 2,500 square meters of rental space, are let individually.
In addition to the short-term reactivation of the existing property, Becken is pushing ahead with the long-term project development of a high-rise building on the site. The company is currently in the process of drawing up a development plan to secure the future of the site in the long term.
"With the planned high-rise development, we want to enhance the district in the long term and establish a modern, urban use. Our aim is to develop this location sustainably," explains Dieter Becken, Managing Partner of Becken Holding GmbH.
Through the combination of short-term activation and long-term prospects, Becken is making a decisive contribution to strengthening Frankfurter Allee as a business and retail location.
