Becken reports first leasing success for Munich "Fabrik Office" construction project

  • The multi-tenant office property "Fabrik Office" in Obersendling is already one-third let shortly after the foundation stone was laid
  • NanoTemper Technologies GmbH is the first tenant to secure approx. 7,000 square metres
  • The market leader in biophysical analysis equipment & software signs a 16-year lease for its global headquarters
  • Becken plans completion of the total lettable area of approx. 21,000 square metres for the end of 2023

Hamburg / Munich, 06.07.2022. Becken, a specialist in project development, revitalisation, asset and investment management of commercial and residential real estate, recently celebrated the laying of the foundation stone for the "Fabrik Office" in Munich. Now NanoTemper Technologies GmbH, the market leader for biophysical analysis equipment & software, has secured a third of the rental space as the first tenant. The lease for the new Global Headquarters was concluded for approx. 7,000 square metres and 16 years. In September 2021, the Becken Group and HanseMerkur Grundvermögen AG (HMG) entered into a joint venture for the joint realisation of the office building. Becken is responsible for the operational project development as well as the leasing and marketing of the "Fabrik Office". HanseMerkur Grundvermögen AG is financing the project through Financing Fund II (mezzanine loans) and Participation Fund I. Becken is currently constructing the multi-tenant office property with a total of approximately 21,000 square metres of rental space in the Obersendling district of Munich.

The tenant, which currently has its headquarters in Obersendling at Flößergasse 4, wants to grow strongly in the neighbouring "Fabrik Office" at Steinerstraße 11/corner of Tölzer Straße. In the "Fabrik Office", the company will more than double the approximately 3,000 square metres of rental space it currently uses. Olaf Drossert, Managing Director of Becken Estates GmbH, says: "We are delighted to be able to attract an extremely innovative, fast-growing company to the 'Fabrik Office' in Obersendling so early on. With NanoTemper we have found the right company for the concept of hybrid use of office and makerspace."

NanoTemper Technologies GmbH is considered a hidden champion in the field of biophysical laboratory measuring devices for basic research and drug development and has already been awarded numerous prizes such as Top 100 Innovator 2021 and Top Employer SME 2021. "Those who deliver top performance also expect top performance from their building," says Dominik Tenhumberg, Managing Director of Becken Development GmbH, adding: "Our multi-tenant office property convinces with a sustainable space concept, high internet connectivity and a high degree of flexibility and divisibility of the rental space."

Dr. Stefan Duhr, founder and managing director of NanoTemper Technologies GmbH, says: "We are convinced of the Obersendling location and not only find great conditions for our company's growth in the "Fabrik Office", but also benefit from a very forward-looking, state-of-the-art building that meets our high requirements." NanoTemper Technologies GmbH has ten subsidiaries worldwide. Founded in 2008, the company develops, produces and distributes optical measuring devices that are also used in the development of new vaccines. "We are very proud to contribute to the fight against the pandemic," says Duhr.

NanoTemper Technologies GmbH will set up its global headquarters in the seven-storey "Fabrik Office" on the ground floor and on the first and first floors. The lease agreement also includes the use of 40 underground parking spaces, 20 of which are equipped with electric charging stations. The move-in with currently around 140 employees is scheduled to take place directly after completion of the "factory office" at the beginning of 2024.

The law firm Contrivar Rechtsanwalts GmbH acted as legal advisor to NanoTemper Technologies GmbH. The mandate for legal advice to the landlord was given by the lawyers Walch Rittberg Nagel.
