Becken announces first letting success for Munich construction project "Fabrik Office"

  • One third of the multi-tenant office property "Fabrik Office" in Obersendling is already let shortly after the foundation stone was laid
  • NanoTemper Technologies GmbH is the first tenant to secure around 7,000 square meters
  • The market leader for biophysical analysis devices & software signs a 16-year lease for its global headquarters
  • Becken plans to complete the total rental space of approx. 21,000 square meters by the end of 2023

Hamburg / Munich, 06.07.2022. Becken, a specialist in project development, revitalization, asset and investment management for commercial and residential properties, recently celebrated the laying of the foundation stone for the "Fabrik Office" in Munich. NanoTemper Technologies GmbH, the market leader for biophysical analysis devices and software, has now secured a third of the rental space as the first tenant. The lease for the new global headquarters was concluded for approx. 7,000 square meters and 16 years. In September 2021, the Becken Group and HanseMerkur Grundvermögen AG (HMG) entered into a joint venture to jointly realize the office building. Becken is responsible for the operational project development as well as the letting and marketing of the "Fabrik Office". HanseMerkur Grundvermögen AG is financing the project via the financing fund II (mezzanine loan) and the investment fund I. Becken is currently constructing the multi-tenant office property with a total rental area of around 21,000 square meters in the Obersendling district of Munich.

The tenant, which currently has its headquarters in Obersendling at Flößergasse 4, intends to grow considerably in the neighboring "Fabrik Office" at the corner of Steinerstrasse 11 and Tölzer Strasse. In the "Fabrik Office", the company will more than double the approximately 3,000 square meters of rental space it currently occupies. Olaf Drossert, Managing Director of Becken Estates GmbH, says: "We are delighted to have been able to attract an extremely innovative, fast-growing company to the 'Fabrik Office' in Obersendling at such an early stage. In NanoTemper, we have found the right company for the concept of hybrid office and makerspace use."

NanoTemper Technologies GmbH is considered a hidden champion in the field of biophysical laboratory measuring devices for basic research and drug development and has already been awarded numerous prizes such as the Top 100 Innovator 2021 and the Top Employer SME 2021. "Those who deliver top performance also expect top performance from their building," says Dominik Tenhumberg, Managing Director of Becken Development GmbH, adding: "Our multi-tenant office property impresses with a sustainable space concept, high internet connectivity and a high degree of flexibility and divisibility of the rental space."

NanoTemper Technologies GmbH has ten subsidiaries worldwide. Founded in 2008, the company develops, produces and sells optical measuring devices, which are also used in the development of new vaccines. "We are very proud to be making a contribution to the fight against the pandemic," says Duhr.

NanoTemper Technologies GmbH will set up its global headquarters on the first floor and on the first and second floors of the seven-storey "Fabrik Office". The rental agreement also includes the use of 40 underground parking spaces, 20 of which are equipped with electric charging stations. Around 140 employees are currently expected to move in immediately after completion of the "Fabrik Office" at the beginning of 2024.

NanoTemper Technologies GmbH was advised by the law firm Contrivar Rechtsanwalts GmbH. The lawyers Walch Rittberg Nagel were mandated to provide legal advice to the landlord.
