BECKEN Invest acquires office building in Düsseldorf's Medienhafen
- Investment manager acquires further office property for Solid Office Fund I
- Further investors connected for Article 8 fund "Solid Office Fund I"
- BECKEN Invest's ESG strategy pays off despite times of crisis
Hamburg, July 13, 2022. BECKEN Invest, a company of the Hamburg-based Becken Group, has acquired the L4 office building on Lippestrasse in Düsseldorf's Medienhafen for its special real estate fund "Solid Office Fund I". The Article 8 office fund was launched in 2020 and focuses on sustainable and ESG-compliant office properties with a solid distribution. Despite the coronavirus pandemic and the market slump caused by the war, further investors have been brought on board in recent months. "We are focusing on solid and profitable office properties that can remain in our investors' portfolios in the long term because we will put them on the climate path and keep them there," says Prof. Dr. Michael Becken, Managing Director of BECKEN Invest GmbH. "We are also convinced that the office will continue to play a decisive role in the future, even if working habits and space requirements change," says Becken.
The property was built in 2002 and has a gross floor area of 7,400 square meters. The building is fully let and already meets essential sustainability requirements. The office space can be flexibly divided up in the event of tenant changes and adapted to the requirements of modern office workplaces. Michael Amann, Managing Director of BECKEN Invest GmbH, explains: "The decisive factor in our purchase decision was that the office building meets the criteria for sustainable investments in accordance with Article 8 of the EU Disclosure Regulation in the ESG purchase check we developed specifically for the fund." Amann adds: "The most important factor was that the building falls below the limits for CO2 emissions and energy consumption of the EU decarbonization pathway and remains on the climate pathway in the long term." The real estate consultancy Anteon, which specializes in commercial properties in the Düsseldorf metropolitan region, acted as broker in this transaction.
The building in Düsseldorf's Medienhafen is the second property that BECKEN has contributed to the Article 8 real estate fund "Solid Office Fund I" for institutional investors and family offices, following the "Bei den Mühren 1" office building in Hamburg's city center. The fund invests exclusively in sustainable core office properties in prime locations in seven German cities and their growth regions. BECKEN Invest is part of the owner-managed Becken Real Estate Group from Hamburg and primarily manages external mandates from institutional investors.
