Becken leases office building in Sachsenhausen to the City of Frankfurt

  • Letting of around 1,000 square meters at Stresemannallee 13
  • City of Frankfurt plans advice center for teachers as a central point of contact
  • Rental agreement concluded for a term of five years
  • Two parts of the building and a listed villa with a total of around 4,500
square meters are being renovated in parallel

Hamburg, October 21, 2022. Becken, a specialist in project development, revitalization, asset and investment management of commercial and residential properties, has recorded its first letting success in the 5,500 square metre office ensemble at Schreyerstraße 4-6 / Stresemannallee 13, 15-19, Frankfurt am Main. The lease was signed in August with the City of Frankfurt for around 1,000 square meters of office space. The part of the building is located at Stresemannallee 13 and the lease has a term of five years. The City of Frankfurt will use the rental space as an advisory center and central point of contact for teachers. The move is expected to take place at the beginning of 2023.

Jens Hogekamp, Managing Director of Becken Asset Management GmbH, says: "Just two stops from the main railway station, prospective tenants and users will find a perfect location for a modern working environment. The garden, the cultivated surroundings of Sachsenhausen and the villa offer something special for users."

The building ensemble is located in the north-west of the Sachsenhausen district in Frankfurt am Main. The ensemble comprises three existing buildings, including a historic villa on Schreyerstraße, which was built around 1900, and two extensions dating from 1980 and 2002 at Stresemannallee 13, 15-19. In total, the existing buildings have around 5,500 square meters of rental space and around 70 parking spaces. The façade of the listed villa has been renovated in line with the historical model and shines in new splendor. The two extension buildings will be sustainably renovated, refurbished and prepared for subsequent use at the same time as the villa. The façade of Stresemannallee 15 will be renovated to make it more energy-efficient in the first half of 2023.

On the approximately 4,600 square meter plot, in the immediate vicinity of the Main, there is a listed, park-like garden with a historic fountain and pavilion. The area surrounding the property in Frankfurt's Malerviertel district is characterized by upper-class villas. Closed ensembles that belong to the neo-renaissance architectural style are still preserved in many streets. A large number of consulates, associations, foundations and law firms are located in the neighborhood.

Olaf Drossert, Managing Director of Becken Estates GmbH, says: "We are delighted to have secured the City of Frankfurt as a solid tenant for almost a fifth of the total rental space. Their plan to set up an advisory center for teachers here fits in well with the concept of the building ensemble. In addition to suitable consultation rooms, the tenant will find a quiet inner courtyard as a place to relax during breaks and for networking."

City Councillor Sylvia Weber, Head of Department for Education, Real Estate and New Building, adds: "The possibility of the Regional Advisory and Support Center South moving to Stresemannallee is a stroke of luck in many respects. On the one hand, it puts an end to a difficult search for a location for the time being. This became explosive as the originally planned location at the interim site of IGS Süd proved to be impossible for the time being due to a considerable delay in the relocation of IGS Süd. On the other hand, the Regional Counselling and Support Center South is returning to Sachsenhausen - where it was and will ultimately be located. The central location on Stresemannallee makes it easier for the school management team and the teaching staff to work together in the Frankfurt South educational region. So, all in all, a great result of an intensive search for a suitable property, constructive negotiations by the Office for Construction and Real Estate and a great willingness to cooperate on the part of Becken Estates GmbH."

Lawyers Wiegel Ihde Ekrutt + Partner mbB were mandated to provide legal advice to the landlord.
