Becken hands over completed Berlin office building "NEO - Büro am Ku'damm" to HanseMerkur Grundvermögen AG

  • Scheduled handover to the buyer HanseMerkur Grundvermögen AG on December 31, 2021
  • Completion of around 8,500 square meters of rental space on seven floors
  • International Workplace Group (IWG) moves into the "Signature" co-working spaces as a single tenant

Berlin, January 14, 2022. The Hamburg-based real estate company Becken has handed over the Berlin office and commercial building "NEO - Büro am Ku'damm" at Knesebeckstraße 62 / 63 to HanseMerkur Grundvermögen AG as planned on December 31, 2021. The entire office space of around 8,500 square meters was let to the International Workplace Group (IWG) as a single tenant. IWG was able to move into its "Signature" co-working spaces as early as December 2021. "Signature" is an IWG brand for flexible workplace solutions. The concept includes a high-quality business club with a bar, business lounge and community areas. As part of a forward deal, Becken concluded the contract for the sale of the office and commercial building with HanseMerkur Grundvermögen AG in September 2020.

Dominik Tenhumberg, Managing Director of Becken Development GmbH, says: "We are delighted that we were able to hand over the 'Neo' with its special architecture and flexible floor plan structure to HanseMerkur Grundvermögen AG on time. With the plans by Nöfer Architekten from Berlin, we have succeeded in creating workplaces with a feel-good factor in the immediate vicinity of Ku'damm. The use of high-quality materials and a curved façade made of light-colored natural stone has created a visually appealing building that complements Knesebeckstrasse and enhances its urban appearance. The landscaped inner courtyard with a water feature offers future office users a place of tranquillity."

The building has a flexible floor plan structure with freely movable room modules on each floor, which enable both single and multi-tenant use. There are 62 parking spaces for car drivers in the two basement levels, as well as additional electric charging stations and 150 bicycle parking spaces.

Becken acquired two partial plots of land in Berlin-Charlottenburg for the project development in 2015 and 2016. The existing buildings were demolished in 2019 following the termination of a hotel rental agreement.
